Renting in Miami? Top 5 Things to Keep in Mind Before Moving.

Rental rates have been rising in Miami, the population is growing and it’s hard to find a place online. You may have never even thought about working with a Realtor before, but today it will save you a ton of time and stress. When you work with a Realtor, even if it’s just a $1500 rental, the Realtor does all the work. You let us know what you are looking for and we send you a current list of rentals available. You choose what you like and we set everything up for you on a day and time that works best for YOU. We find the perfect place for you and guide you through the process. There are a few things to keep in mind when you are thinking of moving. First thing is to make sure you have an average credit score of 600 or hire. Certain buildings have management companies that require good credit scores and even require 650 or more depending on the building. So make sure to check your credit if you haven’t in a while. Second, make sure your background is clear. If you received a ticket for driving with your license suspended, expired tag etc, this may become an issue for certain landlords and they may not accept your offer because you may be irresponsible. Third, you will need to have 3 months of rent ready to put down which includes first month, last month and a security deposit. Some buildings even require an elevator security deposit for when you move-in and move-out and a building deposit just in case your incur any damages to the building during your occupancy in the building. Fourth, if you have a pet, sometimes they require a pet deposit of $250 or more depending on the landlord and building. Sometimes you may have to provide a deposit to the landlord for the unit and a deposit to the building.

And last, it is best to start looking for a new place 60 days before your lease ends. Searching any sooner is a waste of your time because no one will accept an offer for a lease date that starts 2-3 months out. Landlords are looking to find a renter fast and are not willing to wait. Please keep in mind these landlord and building fees are all possibilities and does not apply to all. I understand it seems like a lot and I don’t make the rules, but I am here to guide you and make the best of it for you.
